Collaborative approach delivers asbestos surveys of complex lift shafts and motor rooms
Derwent London is one of the capital’s leading property investment companies, known for creating design-led, and sustainable office spaces. As part of their proactive approach to compliance, they commissioned Environmental Essentials to undertake asbestos management surveys within landlord areas and common parts across their estate, initially covering thirty commercial buildings across London. A key focus was to safely access lift shafts and associated motor rooms, areas often difficult to access but critical for maintenance and safety.
The programme aimed to provide up-to-date asbestos information that could be fully integrated into maintenance planning and operational activity. By including lift shafts and associated equipment, Derwent London ensured that asbestos management aligned with statutory obligations such as LOLER inspections, giving a more complete view of building safety for managers and contractors.
All isolations and safety controls were undertaken by approved lift engineers and site maintenance teams. Before entry, engineers isolated the lifts and opened doors below floor level, allowing visual inspections of the shafts to identify any obvious asbestos risks. Where access was required, surveyors entered under engineer supervision using controlled lift car rides, ensuring safe and efficient inspection. Motor rooms and plant, including brake shoes and other components, were also carefully examined using appropriate methodology.
The project established a consistent, scalable model adaptable to both large and small buildings, reduced disruption for occupiers, and achieved cost savings through efficient scheduling of lift engineer support. Integration of survey results with existing LOLER inspection regimes provided a comprehensive review of risk management.
