Implementing long term cost savings and asset protection with closed system water treatment
We were asked to investigate an ongoing issue with the performance of a low temperature heating system within a large commercial office block in Spinningfields, Manchester.
After implementing a water sampling strategy to analyse both bacterial and chemical factors within the water quality, we established elevated levels of copper within each of the two chilled water systems within the property. Clearly the systems had not been maintained sufficiently over time, and this presented the likelihood of further mechanical inefficiencies in future.
Traditional methods to rectify the issue can be costly, present logistical challenges to occupancy and environmental impact with the large quantities are hazardous chemicals used.
Our solution was to install Dosafil devices to each system which allowed us to conduct on-line cleans. The Dosafil unit is a unique conditioning device that combines solid or liquid chemical treatment dosing with a constant side stream filtration and continuous air removal.
Following installation of the plant utilising our own engineers, an on-line clean was conducted followed by a programme of treatment, using solid chemicals.
The success of the project was demonstrated by a drastic improvement in water quality over a 6-month period. At the outset, copper measurements were recorded at >90ppm and at the end of the treatment programme copper levels fell to between 1-4ppm. The impact on water quality provided our client with assurance around the long-term effectiveness of their assets, reduced maintenance costs and a reduction in the volume of chemicals used to treat the system.
